Pre-Budget meet: Farm leaders call for MSP determination based on realistic costs

[ad_1] Farmer leaders and agriculture experts on Wednesday asked the finance ministry to ensure that the minimum support prices of various crops be raised to capture the realistic cost of production, as they participated in the first pre-Budget consultation meeting. Finance minister Nirmala Sitharaman will hold two rounds of virtual consultations on Thursday — with industry bodies and experts on the infrastructure sector and climate change in the forenoon; and with representatives of the financial sector and capital markets in the afternoon. In the virtual meeting with ministers of state in the finance ministry Pankaj Chaudhary and Bhagwat Karad, the stakeholders representing the farm sector also pushed for higher diesel subsidies and allowing new technologies, including genetically modified organism (GMO), in a number of crops. Top bureaucrats of the finance ministry also took part in the customary pre-Budget meeting. This was the first such high-level meeting between leaders and experts from the farm sector and the finance ministry since the repeal of the three contentious farm laws late last month. Farmer leaders are now demanding that the MSP-based procurement drive be legalised and its coverage substantially widened. Sitharaman, who was scheduled to meet the farm sector experts, couldn’t attend the meeting, as she was caught up in Parliament proceedings.Consortium of Indian Farmers Associations chief adviser P Chengal Reddy sought further rise in priority sector lending to the agriculture sector.The Commission for Agricultural Costs & Prices, which suggests MSPs for various crops, be granted full autonomy so that it can assess the realistic cost of production and recommend the benchmark prices on that basis, Reddy said. He also wanted the government to allow technologies, including GMO, in a time-bound manner to raise productivity of crops.Calling for a reduction in taxes on pesticides, Reddy also demanded that farmers be given adequate quantity of diesel per season for harvesting and transplanting at 50% subsidy. Krishak Samaj Chairman Ajay Vir Jakhar said it’s time for the government to “fund a transition in green revolution states to ensure India’s nutrition security”.“Do note, states are in no condition to share the cost of the transition” (to other crops in other states), he said. The Budget for next fiscal year is to be presented on February 1, in the backdrop of a nascent recovery of the economy, robustness in tax receipts and the continuing need for government spending to bolster the revival process. It’s expected to address critical issues of demand generation, job creation and putting the economy on a sustained path of 8%-plus growth.The various pre-Budget stakeholder meetings will be held virtually, the finance ministry said in a tweet. Automation is coming to non-QM lending

[ad_1] The non-QM mortgage market, which encompasses most home loans not backed by a government-sponsored guarantee, is expected to reach the $25 billion mark this year in private-label securitization volume.  Over the next several years, however, assuming interest rates continue to tick upward absent great volatility, the non-QM (or non-qualified mortgage) market has the potential to grow tenfold, according to some industry executives. To accommodate that growth in both loan origination and related private-label securitization, lenders in the space will need to evolve their underwriting capacity in an industry already facing a shortage of loan underwriters. That has some producers of non-QM loans, which require specialized underwriting expertise, looking to technology, big data and the development of automated underwriting platforms as the solution for dealing with the anticipated surge in loan volume in the years ahead. “Automated underwriting for agency [Fannie Mae and Freddie Mac] products is definitely much easier because there’s a defined set of scenarios that you have to meet,” says Keith Lind, executive chairman and president of Acra Lending (a non-QM lender formerly known as Citadel Servicing). “With non-QM, the scenarios are just everywhere, and it requires an expertise and a skill set that takes years to learn. “Could someone one day come up with the right technologies [for automating underwriting of] non-QM? It’s going to happen at some point, or at least make it much easier.” Non-QM mortgages, Lind explained, include everything that cannot command a government, or “agency,” stamp through Fannie Mae, Freddie Mac or via another government-backed loan program, such as the Federal Housing Administration. It’s a wide and growing segment of the mortgage-finance market that is expected to expand rapidly as rising home prices, changing job dynamics and upward-sloping interest rates push more borrowers outside the agency envelope. The pool of non-QM borrowers includes real estate investors, property flippers, foreign nationals, business owners and the self-employed, as well as a smaller group of homebuyers facing credit challenges, such as past bankruptcies. “We are looking at the current $25 billion-a-year market [for non-QM] growing to $200 or $300 billion [over the next several years], and it’s going to require automation,” said Tom Hutchens, executive vice president of production at Angel Oak Mortgage Solutions, part of Angel Oak Companies, a long-time player in the non-QM market.  “Automation just increases efficiencies,” Hutchens added.  Angel Oak Companies, Hutchens said, is focused on originating and securitizing non-QM loans to the self-employed and real estate investors, which represent about 90% of the company’s loan-origination base. And it is growing fast, he added. “We’re expecting close to 100% growth [in 2022] from 2021, and this year, 2021, is our biggest year ever,” he said. “We think non-QM is in a high-growth mode, and that’s going to continue for years to come.” Consequently, Angel Oak is embracing automation to better accommodate that projected growth across its product lines. In fact, this past spring, Angel Oak made a $3 million seed-round investment in a Dublin, Ireland-based fintech called Asset Class that is focused on creating greater efficiencies for affiliate Angel Oak Capital’s private fund investors. “Asset Class removes the inefficiencies and waste that come from largely paper-based interactions across our target markets,” said Ferdinand Roberts, CEO and founder of Asset Class, in a statement announcing Angel Oak’s investment. “We are delighted to welcome Angel Oak as a strategic investor to help us accelerate the development of next-generation solutions for the financial services marketplace.” Hutchens said that technology and underwriting automation will not replace human underwriters, but rather just make them more efficient by allowing the computer to handle the functions that can be automated. “So, maybe instead of underwriting three loans a day, they could underwrite five or six or seven” because technology is creating efficiencies in the process.  A recent Fitch Ratings report on Angel Oak’s most recent private-label securitization, its eight this year, states the following: “Angel Oak is also working on the rollout of a non-QM desktop underwriter tool to speed up and standardize the manual underwriting of non- QM loans.” The Fitch report also reveals that Angel Oak is in a high-growth mode in the non-QM space. “Through July 2021, AOMS [Angel Oak Mortgage Solutions] has originated $1.52 billion in non-QM loans and AOHL [Angel Oak Home Loans] has originated $260.88 million,” the report states. “Angel Oak forecasts its origination volume for non-QM loans to be $400 million per month combined for both platforms.” Hutchens is convinced that greater automation of the underwriting process for non-QM loans is achievable today, despite the extra loan-review challenges these anything-but-cookie-cutter mortgages pose. The hurdles include underwriting for interest-only or 40-year terms and making use of alternative documentation — like bank statements, assets or debt-service coverage ratio — to verify ability-to-repay.  Hutchens said a potential, though unlikely, headwind that concerns him is if the current upward slope in interest rates reverses itself in the year ahead for some reason and rates begin to trend downward. He said the housing industry went from slightly more than $2 trillion in origination volume in 2019 to $4.5 trillion in 2020, driven largely by the impact of the pandemic and low interest rates. “So that was a headwind for non-QM, simply from a capacity standpoint,” he explained. “Originators didn’t have time to do anything but refinance their prior customers. Their phones were ringing off the hook all year to refinance their prior business.” Many market observers anticipate the Federal Reserve over the next several years to slowly bump up the benchmark interest rate, in part to stem inflation in a fast-growing economy but also to recharge its monetary-policy tool chest. Why I Gave Up $400,000 of Passive Income

[ad_1] Imagine making over $400,000 a year, and you don’t even have to get out of your bed. But then one day you decide to give it up – to give it all away. Why in the world would anybody do that? But that’s exactly what I did with my financial planning practice. I poured my entire career, over 16 years, into building a business that was making me well over $400,000 a year. If that wasn’t enough, I was the boss, I didn’t have to commute to work, and I had a dedicated team that was taking care of 95% of the day-to-day operations. It was literally a dream come true! And yet…I walked away. There are important lessons I’ve learned from this experience, and I hope you’ll learn a few as well. Saying Goodbye to the Perfect Passive Business So many people chase passive incomes, and I had this financial planning practice set up to be just that. I had it structured to be the closest thing to a passive income possible with a brick-and-mortar business, and it was bringing in over $400,000 a year in recurring revenue. Was I crazy for giving this thing up? Some would say yes. But what I want to share in this article is what my reasoning was, my rationale for giving up truly a passive income source. After all, isn’t that what millions of people are trying to have? I want to share my thought process in this article, in case you may be facing a similar decision. It’s not an uncommon position to be in. If you’re employed, you may be agonizing over whether or not to take a new job, or even move into a whole new career. If you’re an entrepreneur, you may be struggling with the decision to cut off one income source in favor of adding another. What makes it such a tough decision is that you’re voluntarily giving up an income source. That’s almost the very definition of insanity. After all, isn’t adding additional income sources the goal for millions of people? I guess you can say this falls under the category of being a good problem. Maybe that’s true, but it’s still a problem, if you know what I mean. This was not an easy decision, and not just from the monetary aspect. This was my career. It was something I had spent over 16 years growing. My financial planning practice was my baby, even my first baby. I started this before I had my first son. For me to walk away – to give it up – was incredibly difficult. It was a ton of prayer, asking God to let me know if this was the right decision. But when I moved from Illinois to the Nashville area, I knew it was time for a change. It wasn’t just the geographic move either. I was developing other income sources that were forcing me to choose where to spend the majority of my time and creative juices. My first attempt was a partial sale. That was something I tried before we even moved to Nashville. That was followed by an attempted sale to my former partner, which he initially declined. These early failures at selling the practice didn’t zap the idea from my mind. But since it was a difficult decision from the start, it did make an already complicated process, well, more complicated. And when things get more complicated, that’s when second-guessing enters the picture. Once again, I began asking myself, is this really the right thing? Is this the best move? It finally got to a point where I recognized that, yes, this is what I need to do. And even though I knew it, it still wasn’t easy. So, what was my final reasoning? What was my final rationale for getting rid of this business? There are several reasons, which I’ll break down below. The $400,000 Passive Income Business was a Distraction That’s definitely weird to say – totally weird. How could making $400,000 a year passively be a distraction? You have to realize that while I’m running this business – even though I’m running it remotely – I had my online business. And that was thriving. My online business included Good Financial Cents, my YouTube channel, and also brand deals I was doing as well as sponsorship-type deals. I also had a mastermind group that people were paying to be a part of. That’s a lot of other things going on. And that’s where the brick-and-mortar business that I spent 16+ years growing was a distraction. You see, not only were the online business ventures earning me a lot of money, but I really enjoy doing them. They were tapping into what I referred to as my unique ability. A lot of people spend their entire lives trying to find their unique ability. Once you find it, it’s a real game changer. That’s the point I was at. It was the stuff I was making a ton of money at and just thriving, enjoying every single minute of doing it. But I no longer had that passion with the with the financial planning practice, and that’s how it became a distraction. An Example of the Distractions I was Dealing With One day, I was in the middle of recording a video for the online business, and I got a call that a client had an issue with a check. After all, the company single-handedly created a market for EVs that traditional automakers struggled to achieve for decades. And by many metrics, Tesla is a massive success. In the third quarter of this year, Tesla’s vehicle deliveries soared 73%, and its automotive gross margins expanded to 30.5%. That helped the company’s adjusted earnings per share to skyrocket 145% year over year.  After hitting some bumps along the way, Tesla’s vehicle production is finally a success. Vehicle deliveries reached 500,0000 for all of 2020. And the company has already surpassed 628,000 deliveries in the first three quarters of 2021. Tesla has built a loyal following over the years and now has 66% of the U.S. electric vehicle market. While that percentage will certainly drop as more EVs hit the market, Tesla is already a clear leader in this space.  The company continues to expand its automotive and battery facilities, which should help keep it competitive in the U.S. market and around the world. A recent prediction by Ark Invest CEO Cathie Wood (a noted Tesla bull) put the company’s global EV market share at 25% by 2026 — up from about 15% in the first half of 2021.  Tesla’s growing EV lineup, delivery growth, and soaring share price have been more than enough to convince investors that Tesla is building the future of transportation, battery by battery.  BYD (OTCMKTS: BYDDF) While it’s wise to keep one eye on the U.S. electric vehicle market, another massive opportunity is opening up a world away in China.  China is the world’s largest auto market and the second-largest EV market, behind Europe. But just barely. In 2020, China accounted for 41% of all EV sales worldwide, while the whole of Europe took 42%.  And this is where China-based BYD comes in. The company reported sales of more than 80,000 plug-in cars (including some hybrids) in October of this year. The company’s battery-electric vehicles accounted for more than half of vehicle sales in the month and grew 187% year over year.   In addition to BYD’s strong and growing position in the Chinese EV market, investors have been drawn to the automaker because it’s caught the attention of billionaire investor and Berkshire Hathaway CEO Warren Buffett. Buffett’s Berkshire Hathaway first bought BYD stock way back in 2008 and currently owns about 8% of the company.  Owning shares of some EV stocks can put investors on a wild ride at times, and BYD’s 2021 stock price moves are a good example. But even with this volatility, BYD stock price gains have doubled the S&P 500’s gains year-to-date. But one that stands out from the crowd is Lucid. Lucid just started delivering its first vehicle, the $169,000 Air Dream edition luxury sedan, but it’s already garnered tons of attention. That’s because the Air has an industry-leading range of more than 500 miles and is already winning major awards.  Motor Trend just gave the Lucid Air its coveted “Car of the Year” award for 2022. That’s an impressive accomplishment for a car in just its first year of production.  Already, more than 17,000 reservations have been made for the Air, at varying price levels. Lucid estimates that it’ll produce 20,000 of them next year. In addition to the company’s award-winning car and solid footing for vehicle production, Lucid’s management should interest investors as well. Lucid CEO and CTO Peter Rawlinson was the vice president of vehicle engineering at Tesla and the chief engineer of Tesla’s Model S. US will no longer issue Astronaut Wings for commercial space travel: Here’s why

[ad_1] The US Federal Aviation Administration (FAA) on Saturday said it would no longer issue Commercial Space Astronaut Wings, instead recognising on its website individuals that reach space. Astronaut wings are pins given to individuals who fly to space in private spacecraft. The FAA recognises Sir Richard Branson (of Virgin Galactic), Jeff Bezos (of Blue Origin), and Mike Melville — the first private astronaut to fly beyond the Karman Line, recognised as the edge of space, in 2004 — as part of its Commercial Space Astronaut Wings programme for commercial pilots and crew that have reached at least 50 statute miles above the Earth’s surface. Commercial Space Astronaut Wings ProgrammeThe programme, under the Commercial Space Launch Act of 1984, was designed to recognise pilots and flight crew who furthered the FAA’s stated mission to promote the development of vehicles to carry humans into space. It was created by the late Patti Grace Smith, the former Associate Administrator of the FAA Office of Commercial Space Transportation. The FAA said with three commercial space companies licensed to fly spaceflight participants, her vision was largely fulfilled. To become eligible for the astronaut wings, individuals must meet flight crew qualification and training requirements. They should also demonstrate having been on a flight beyond 50 miles above the Earth’s surface on a licensed/permitted launch/re-entry vehicle. They should also have contributed to human space flight safety or demonstrate activities during flight that are essential to public safety. Ending the practiceThe FAA said it would now recognise individuals in space on its website from 2022, instead of issuing Commercial Space Astronaut Wings, citing the advent of commercial space tourism. The site will list any individual on FAA-licensed or permitted launch and reaching 50 statute miles above the Earth’s surface. Access to space has become much easier in recent times with private companies such as Virgin Galactic, Blue Origin, and SpaceX working to provide non-astronauts with space flights. Billionaire Japanese entrepreneur Yusaku Maezawa reached the International Space Station for a 12-day trip on Wednesday. During this time, he will complete 100 tasks, including playing badminton. Maezawa and Yozo Hirano, another space tourist who will document the billionaire’s space flight, made the trip following a contract with Roscosmos, the Russian space agency, and the private company Space Adventures.
