Inside the Realogy-Blackstone iBuying venture

[ad_1] Realogy says it is real serious about its two-year-old iBuying division, RealSure. “Our RealSure investment will step up meaningfully in Q4 as we continue to scale, launch this new product, expand our direct-to-consumer marketing and substantially build out the business and the team even more under Katie’s leadership,” Realogy CEO Ryan Schneider said on the company’s earnings call earlier this month. The new product is RealSure Buy, which – similar to the emerging world of “power buyers” – assists potential homebuyers make a cash offer, but it will not launch until sometime in 2022. The Katie is Katie Finnegan, who was chief customer and ecommerce officer at Rite Aid, before she was named RealSure CEO in October. Finnegan previously spent five years at Walmart, including a stint as vice president of strategy and mergers and acquisitions. Finnegan runs an outfit for which Home Partners of America holds a significant, undisclosed stake. Chicago-based Home Partners is a corporate landlord that gives tenants an option to eventually buy their home. Blackstone Group agreed to buy Home Partners for $6 billion in June. The Wall Street Journal reported that Home Partners owns over 17,000 homes in the U.S. and that about 20% of Home Partners renters eventually purchase their home. The Realogy/Blackstone foray comes at a pivotal, if not existential, moment for iBuying, which lets people sell their home for cash instead of listing it on the market with a real estate agent. After pouring billions of dollars into iBuying, Zillow announced its exit from the sector this month. The main remaining iBuyers – Opendoor and Offerpad – are growing fast but report net losses. The Realogy/Blackstone partnership also raises questions about whether iBuying is directly leading to fewer owner-occupied homes – at a time when real estate faces an inventory crisis – and more homes owned by investors. As part of its wind down, Zillow is actively looking for corporate landlords to buy its properties, and reportedly has sold 2,000 homes to New York City investment firm Pretium Partners. A study released last week by the corporate landlord lobby disputes a major connection between iBuying and its members. National Rental Home Council “member companies acquired fewer than 4,000 homes through September 30 using iBuying services,” the study reads, “an amount less than .08% of the 5,195,000 total homes purchased by all buyers in the United States during that time.” RealSure, meanwhile, is…maybe growing fast? In a video interview with HousingWire, Finnegan gave a pitch for why RealSure might succeed where others have not, but was short on specifics including what, exactly, Realogy is investing in the venture. Realogy is the biggest brokerage in the country by sales volume, per RealTrends figures. In other words, it has a lot of real estate agents who might not be happy about alternatives to listing your home with a real estate agent! But, as Finnegan explained, RealSure does seek to work with agents. Here is an edited version of that conversation with Finnegan, who conducted the session with her pet in the background at a dog-friendly New Jersey hotel: HousingWire: You have a background working at Walmart and Rite Aid, but not a background in brokerage. How can your prior experiences assist in your current position? Katie Finnegan: Walmart was such an amazing experience, where I really understood what scale and impact meant. Walmart is just this next level step change, where 160 million Americans go into a Walmart store every week. And so, when I left Walmart, I thought, ‘What can I do next that going to give me the same amount of impact?’ And I don’t think it’s going to be in retail, right? Because that is the culmination of scale. And, so, I actually looked around industries that I felt I could add value from a consumer lens perspective. Where I felt that probably the consumer experience hadn’t been disrupted, and I could bring learnings from other industries. And, so, the three that came to mind for me at that time were health care, education, and real estate. And, so, when I got into this – It was like, wow, that’s one of the three, that’s amazing. Also, having two very large real estate titans backing this gives you confidence that you’re going to get to that massive scale in one of the largest asset classes that exist. HW: Is RealSure similar in corporate structure to a joint venture? Is it 50% owned by Realogy, 50% owned by Home Partners of America? KF: The structure has not been disclosed at this time. But they are both deeply involved and deeply invested in the success of RealSure. And you heard it firsthand from Ryan Schneider at the Realogy earnings how it’s one of the top strategic priorities of Realogy. Obviously, Home Partners doesn’t have public earnings calls, and you can’t hear it from them, but you could assume a similar tone. HW: Any specifics you can give about how much money Realogy is putting into Real Sure, or any kinds of goals in terms of homes sold? KF: We’re not quoting consumer metrics. But what I will say is that qualitatively the RealSure team have really spent a ton of time figuring out the financial model, the economics, and the customer value proposition. Homebuying is a very complex transaction with a lot of zeros attached to it, right, so you want to be very precise. And that was impetus for hiring for me, for hiring a CEO. This summer, they said, ‘Okay, now’s the time to make this a massive strategic focus of ours.’ HW: Zillow just wound down its iBuying. Even if you mostly chalk that up to issues specific to Zillow, Opendoor and Offerpad have lost money doing it. Why will RealSure be different? What is the next step for NAR?

[ad_1] In this Q&A, Senior Real Estate Reporter Matthew Blake gives HW+ members the inside scoop on what happened at NAR‘s annual conference. Blake breaks down his biggest takeaways from the conference as well as what realtors should expect from the NAR agenda next year. The following Q&A has been lightly edited for length and clarity. HousingWire: To begin, what was the biggest news from the conference? Matthew Blake: Of course! My biggest concern in 2021 was that home prices would take off in an unhealthy way, even after what happened in 2020. Since I didn’t believe in the Forbearance Crash Bro premise, this was the number one concern. I think the biggest news was that NAR’s board passed three of the four planks that were part of the consent decree they hammered out with the U.S. Justice Department back in November 2020, and that DOJ withdrew from in July these were all regarding buyer’s agents being more transparent on how much they get paid (The one, arguably smaller, plank that did not make it through regarded lockbox access for non-MLS participants). I think there were some questions at the conference: were these passed to appease DOJ? or because this is what NAR’s 1.5 m agent members want? I guess NAR would partly respond to that by saying they represent agents and consumers. HousingWire: To add on to that, what were you surprised by there, or what storyline did not anticipate? Matthew Blake: I was surprised a bit by how contentious the buyer’s agents transparency measures were, specifically the disclosure of an agent’s expected commission rate that was treated as a faith accomplished by people I had talked to before the convention, but there was heated debated about it in the MLS committee meeting and to a lesser extent the Board meeting. Who was there and who wasn’t was also surprising. There were so many mortgage companies there, and CoStar had a huge presence. Meanwhile, giant real estate companies like Compass and eXp had a very limited presence, as did Zillow and Redfin. HousingWire: Since the annual conference had at least 10,000 participants physically there. That’s a lot of people in one space, but it’s also a tiny percentage of NAR’s 1.5 million members. To expand on your last comment, what was the profile of people and exhibitors there and why was it important for you to highlight? Matthew Blake: NAR has so many members, so in a sense, it really was a tiny turn out — So who was there, according to one agent I talked to, was “people selling something at a booth, people in leadership or a committee, or people who want to be in leadership” for some agents, being active in the NAR and, say, running for treasurer eventually is really important. For others, NAR is just a huge institution, not unlike a government body, and they choose to have limited interaction with it. As for the exhibitors, it was crazy how many were really tangential to the bread and butter of real estate agents. Not just mortgage companies, but businesses selling mold removal, home security systems, gifts for friends who become homeowners. HousingWire: This is a little off-topic but still a very relevant issue in the NAR community so I have to ask, was there any clarity on DOJ’s investigation of NAR – Did you get a sense, for example, of how long the investigation might last, or whether NAR might sue DOJ, and how important/not important it is to members and leadership? Matthew Blake: It seems like a long and bitter fight ahead. NAR did not announce anything specific, but general counsel Katie Johnson spoke to me and claimed DOJ does not have its act together, and is not communicating what it wants. It can’t be emphasized enough how different this is from prior DOJ investigations, which by comparison seemed almost NAR authorized. This is really seen as an attack on how agents do business. So it is important to membership, they don’t discuss it in the day-to-day but it’s in the back of their mind. The system of now — where a home-seller pays the commission of both the seller and buyer’s agent — may change in the coming year or two. HW+ Member: In your podcast episode on NAR with Lisa Dunn (which has been a great interview!), you mention the huge presence that CoStar and Homesnap had. It’s clear that they wanted agents to know they’re making a play. What do you think they wanted agents to take away and why was this timing interesting? Matthew Blake: Right, CoStar spent unearthly sums of money to cordon off an expensive area of downtown San Diego for a Saturday night block party. I think they are trying to go after the business of Zillow, as a home listings platform/research service/and lead generator for agents. Zillow is obviously reeling after the wind down of its iBuying. CoStar is, in a sense, the Zillow of commercial real estate, and, with Homes.com, they want to be either more of a consumer-facing site for residential or a lead gen alternative for agents. But we’ll see. CoStar is a company that can aggressively expand, but, block party aside, they still have a pretty limited presence in residential real estate. HousingWire: Speaking of Zillow, leading up to the conference, the talk was Zillow exiting iBuying. What was the scuttlebutt about that at the conference? Matthew Blake: I think agents have been frustrated with Zillow generally. So there was some proverbial grave dancing about them exiting iBuying. But overall it was a surprisingly small part of the conversation there the bigger picture issues seemed DOJ and racial bias in real estate. But it can be a very lucrative avenue for investors. Case in point is American Water Works, which has seen its share price explode more than 700% since going public in 2008.  How’s that for a refreshing investment? Share price performance aside, American Water Works is the leading water utility in the U.S., with facilities spanning across forty-six states and reaching more than 15 million people.  Environmentally conscious investors will also like that the company has been named one of the top 100 sustainable countries in the U.S. four years in a row, according to Barron’s. It was also the highest-ranked utility on that list for 2021.  As a regulated utility, investors shouldn’t expect eye-watering growth. But American Water Works is still growing nonetheless. Operating revenue increased 6% and regulated business net income spiked 16% in the first half of 2021.  In addition to organic customer growth, the company has made fourteen acquisitions across six states in 2021 to further expand its footprint. American Water Works also expects to close on two acquisitions of large water companies by the end of the year.  Dividend investors will also love American Water Works. Currently, the company pays a dividend yield of about 1.4%. Xylem Inc. Traditionally, desalination has been less than environmentally friendly. Many processes require the use of fossil fuels and increase greenhouse gas emissions. Energy Recovery’s equipment offers a more sustainable option by reducing energy consumption during the desalination process by up to 60%, compared with a typical system.  Just as impressive? When Energy Recovery’s system is up and running, it gives off zero emissions.  In fact, the company says that 89% of its total product revenue has been generated from renewable energy and efficiency-related products. And Energy Recovery’s pressure exchange systems have helped other companies avoid 12.4 million metric tons of carbon emissions.  In the first half of 2021, the company’s financial picture wasn’t exactly rosy. Revenue tumbled. But that drop was due to the planned expiration of a licensing agreement.
