Centre unveils 27 border infrastructure projects

[ad_1] The possibility of any kind of conflict cannot be ruled out in today’s uncertain environment, Defence Minister Rajnath Singh said on Tuesday as he listed the development of critical border infrastructure as a key priority to boost India’s overall military preparedness to confront any security challenge. The defence minister was speaking after virtually dedicating to the nation 24 bridges and three roads, built by the Border Roads Organisation (BRO) in four states and two union territories. Of the 24 bridges, nine are in Jammu and Kashmir, five each in Ladakh and Himachal Pradesh, three in Uttarakhand and one each in Sikkim and Arunachal Pradesh. Of the three roads, two are in Ladakh and one is in West Bengal. In his address, Singh said strong infrastructure in border areas is essential in today’s uncertain times as it strengthens strategic capabilities. The main highlight was the inauguration of a 140-foot double-lane modular bridge, built at the height of 11,000 feet at Flag hill in Sikkim’s Dokala, and the Chisumle-Demchok road at Umling La Pass at over 19,000 feet in Ladakh, which holds the Guinness Record of the world’s highest motorable road, according to the defence ministry. In reference to the eastern Ladakh standoff, Singh said India would not have been able to respond strongly to the adversary in the northern sector if there was no infrastructure in the region. “The situation we faced in the northern sector recently, and the manner in which we were able to respond strongly to the adversary, would not have been possible without appropriate infrastructure development,” Singh said in a reference to the eastern Ladakh standoff. “In today’s uncertain environment, the possibility of any kind of conflict cannot be ruled out. Such situations motivate us even more for the development of these areas. It is a matter of pride that we have the BRO for cooperation in the development of these areas,” Singh added. He said the road at Umling-La pass will enable faster movement of armed forces, boost tourism and ensure socio-economic development of the region. “As we move forward in the direction of strengthening our border infrastructure, we have to bolster our surveillance systems as well,” Singh said. “Problems of infiltration, skirmishes, illegal trade and smuggling, etc. often persist in border areas. In view of this, Government had started Comprehensive Integrated Border Management System sometime back,” he said. The defence minister also announced the setting up of ‘BRO Cafes’ at 75 places which he said would boost tourism and help armed forces personnel in border areas. He said these cafes will showcase the local traditions and have facilities such as parking, sitting area, souvenir shops, medical inspection rooms and photo galleries. Singh also rued that adequate attention was not given to developing border infrastructure after Independence, but asserted that there was a major change in the approach in the last few years. “After Independence, our policies were such that the internal areas of the country developed, but the border areas remained relatively deprived of development. This situation continued for a long time,” he said. “As we used to move away from Delhi, the graph of development also kept falling down in the same proportion. Earlier it was said that people from border areas may be far from Delhi, but they are not far from our hearts. But as the transport sector witnessed major expansion, it became an old saying,” Singh said. The defence minister said the roads in border areas are not only for strategic needs but also ensure equal participation of remote areas in the development of the nation. “In this way, these bridges, roads and tunnels play an important role in our security, and in empowering the entire nation,” he said. Referring to the construction of the road in southern Ladakh, Singh said the BRO achieved the “historic feat” despite facing numerous challenges, including that of extreme altitude and sub-zero temperature. “It is a matter of pride not only for BRO but also for the nation,” he said. The defence minister described the indigenous double-lane modular bridge as a shining example of ‘Aatmanirbharta’ (self-reliance) and appreciated the fact that it has been developed at a much lower cost and can be dismantled if need be. “It is an important milestone on the path to achieving ‘Make in India’ as envisioned by our Prime Minister Narendra Modi. It is a symbol of the government’s resolve to provide faster connectivity to border areas. It will also pave the way for the construction of more bridges in such areas,” he added. Singh said the e-inauguration has taken the tally of infrastructure projects executed by the BRO to a record 102 in a single working season. He also said that the construction of roads, highways, tunnels and bridges in border areas is pivotal to building a strong and prosperous nation, saying that a country, which develops its own paths, shows the way to the world. Hope and homebuyers return to Paradise

[ad_1] In November 2018, the deadliest fire in the history of California nearly destroyed Paradise, a 144-year-old town that sits in the Sierra Foothills above the northeastern Sacramento Valley.  When the smoke had cleared, Camp Fire left tens of thousands of people displaced, 86 persons dead and 18,804 buildings destroyed. Paradise bore the brunt of Camp Fire’s destruction. “Every home, every little business, there were a few that made it along the main streets, but other than that, at least 95-98% of the residential housing in the area was gone,” local eXp Realty agent Mike Stearns said. The loss of housing and businesses resulted, expectedly, in a mass exodus from the town. Prior to the Camp Fire the population of Paradise was nearly 27,000. By the end of 2019, just 4,608 people called the town home,  However, by early 2021, the population was already rebounding, with roughly 6,000 people living in Paradise.  In fact, Paradise’s housing market, though constrained by unresolved wildfire litigation and issues like proper home insurance, even has the high-demand, low inventory problems of most other U.S. cities.  “From what I gather, it seems to be about half are people who already or previously lived here pre-Camp Fire and the other half are from out of the area,” local Fathom Realty agent Douglas Speicher said. “We currently have about 33 stick and manufactured homes active on the market and 103 active lots. We have had over 200 lots active on the market at one time since 2019, so we are a little low on inventory.” One key factor in the Paradise market, Speicher said, is the pending results of a class action lawsuit filed against utility giant PG&E.  After the fire, the price of PG&E’s shares tumbled and in early 2019 the company, which provides gas and electricity to the vast majority of Northern California homes, filed for Chapter 11 restructuring bankruptcy.  In 2020, as part of its plan to exit bankruptcy, PG&E agreed to fund a $13.5 billion trust to compensate the nearly 70,000 individuals who lost homes, businesses and family members in fires linked to its equipment.  As of July of this year 3,300 people, or less than 5% of the individuals impacted by the fire, had received such compensation. The money in the fund is tied to the company’s stock value. If PG&E’s share price goes down, as it did in June when the company disclosed its equipment may have started this summer’s Dixie Fire, victims may not receive compensation money.  On the advice of their lawyers, Speicher said, Many homeowners are waiting for the lawsuit to settle before they sell.   While homeowners are still dealing with the last major fire, they seem not terribly concerned with the next one, or at least not concerned enough to pass up affordable California housing.  In November, the median sales price in Paradise was $437,500, an 8.8% year-over-year jump thanks to increasing demand and lower inventory, according to Redfin.  Those prices are higher than the national median home price of $357,000 as of November, per the National Association of Realtors. Prices, though, remain 44% below the statewide median home price of $782,480 in November 2020, according to a California Association of Realtors report.  “I think that [the threat of fire] is the biggest hurdle in getting people to go back or getting new people to the area,” Shane Collins, a RE/MAX agent in the neighboring city of Chico said. “The people who do end up buying here, it is slightly more affordable and that kind of pushes them into deciding to buy here.” But prospective home buyers are still facing a competitive market.  “Properties are sitting a week or two before they get offers at the moment. They are generally generating a few offers, but typically not more than five,” Speicher said. “On the easy to build on vacant lots, which generally are priced based on size and ease of building, we seem to be getting anywhere from three to 10 offers.” Local agents are slowly seeing new construction listings pop up.  “The problem is that it costs more to build a house than you can sell it for,” Stearns said. “People are rebuilding homes for about $350 per square foot, but you can sell them for barely $300 per square foot. Plus, they are trying to limit the number of manufactured homes, But, really, those are the only things that can get built because there are no contractors, everyone is already busy. So, it’s coming along, but it’s a slow process.” According to Speicher, buyers, regardless of whether or not they are new to town, prefer the new construction homes or lots. “Generally, the newer builds have way better ratings for fire safety and all around energy efficiency,” Speicher said. Prospective homebuilders are subject to specific building codes and standards that result from Paradise being located in a Wildlife Urban Interface area. These include using non-combustible materials for roofing, exterior walls and siding, as well as having vent openings capable of resisting the intrusion of flames or embers. “We are seeing some unique construction homes return, but the conventional stick built is the common theme that we are seeing comeback,” Speicher explained. “We are also seeing a handful of insulated concrete from homes come on the market and they have a very high fire risk durability.” In addition to checking the regulatory compliance of a new build, Speicher recommends that his clients consider how many routes there are available to get away from the home, and what the neighboring parcels are doing for preventative maintenance. “You can do everything under your power to protect your property, but if the neighbors aren’t then it’s not going to be good,” Speicher said. “So is there a lot of vegetation that hasn’t been cleared or are there still dead, burned trees? Hetero gets DCGI nod to manufacture, market Molnupiravir capsules

[ad_1] Hyderabad-based pharmaceuticals firm Hetero on Tuesday said it has received permission from the Drug Controller General of India (DCGI) for manufacturing and marketing Molnupiravir capsules of 200 mg strength that is used to treat high-risk COVID-19 adult patients.The company will market the capsule under the brand Movfor. It will be produced at the company’s facilities in Telangana and Himachal Pradesh, Hetero said in a statement. “Hetero’s Movfor will be made available in a 40 capsule pack (200 mg per capsule) and will be marketed by its associate company ‘Hetero Healthcare’ in India with the support of its strong distribution network across the country,” it added.Commenting on the development, Hetero Group of Companies Chairman B Partha Saradhi Reddy said, “This approval consolidates India’s efforts to address the world’s greatest health threats, i.e., COVID-19. Improving access to critical medicines will always remain the highest of priorities to us.” Hetero said Molnupiravir, an investigational oral antiviral, is indicated for restricted emergency use in India to treat adult patients with COVID-19 and with SpO2 93 per cent and who have high risk of progression of the disease.The company said it has entered into a non-exclusive voluntary licensing agreement with MSD for the manufacturing and distribution of investigational oral therapeutic antiviral drug ‘Molnupiravir’ for the treatment of COVID-19. Molnupiravir is an orally bioavailable form of a potent ribonucleoside analog that inhibits the replication of multiple RNA viruses including SARS-CoV2, the causative agent of COVID-19, it added.Under the licensing deal, Hetero will be allowed to expand access of Molnupiravir in India and in other low-and middle-income countries, following the approvals for emergency use authorisation by local regulatory agencies. It has completed a phase 3 clinical trial, approved by Central Drugs Standard Control Organisation (CDSCO), in about 1,218 COVID-19 patients, the data of which was approved by subject expert committee and recommended for marketing authorisation.Subsequently, CDSCO provided the approval for manufacturing and marketing, the company added.
