[ad_1] The All India House Price Index (HPI) rose 3.1 per cent in the third quarter of the fiscal on an annual basis, according to data released by the Reserve Bank of India (RBI). The RBI releases its quarterly house price index (HPI) (base: 2010-11) based on transaction-level data received from housing registration authorities in ten major cities. The cities are — Ahmedabad, Bengaluru, Chennai, Delhi, Jaipur, Kanpur, Kochi, Kolkata, Lucknow, and Mumbai. “All India HPI recorded an annual growth (y-o-y) of 3.1 per cent in third quarter of 2021-22 as compared with 2.4 per cent in the previous quarter and 2.2 per cent a year ago,” the central bank said in a statement. HPI growth varied widely across the cities — ranging from an increase of 19.8 per cent (Kochi) to a decline of 4.1 per cent (Chennai). On a sequential (q-o-q) basis, all India HPI registered an increase of 3.1 per cent in October-December period of 2021-22. While Chennai and Kanpur recorded sequential decline in HPI during the current quarter, the index increased for the remaining cities, with Delhi recording the highest sequential growth of 9.5 per cent. [ad_1] Registration of homes in the Mumbai municipal region fell 4 per cent year-on-year to 9,805 units in February this year, according to a property consultant. As many as 10,172 units were registered in the same month last year. However, homes registrations in February rose 20 per cent from 8,155 units in the previous month. Knight Frank India said in a statement that Mumbai city (MCGM area) witnessed a total property sale registration of 9,805 units in February 2022. The data includes the registration of homes purchased in primary and secondary (re-sale) markets. Knight Frank India Chairman and Managing Director Shishir Baijal said: “As we expected, the Mumbai property market has regained its sales momentum based on the continuous demand the city has been witnessing”. The buyers continue to feel empowered to make their purchases backed by lower interest rates and price discounts, he added. “The end–users do not want to lose out on the opportunity to make their purchase at the right time,” Baijal said. Given that buyer conducive conditions have now lasted for over a year, he said there is a sense that very soon developers may reduce or stop providing attractive offers. “Interest rates may also rise if the RBI raises the Repo rate to control inflation,” he noted. Macrotech Developers (Lodha group), Godrej Properties, Oberoi Realty, Hiranandani group, Kalpataru Ltd, Tata Housing, Shapoorji Pallonji, Piramal Realty, Mahindra Lifespace Developers, Rustomjee group and K Raheja group are the major players in Mumbai’s primary housing market. For these services, the contract was given to three operators- two to run speedboats while the third for the catamaran ferry. The speed boat can accommodate around 12 people and cover the distance in 25 minutes to 30 minutes, with a one-way ticket of Rs 1,210. The catamaran ferry can accommodate as many as 56 passengers for the 45-minute journey with a ticket priced much lower at Rs 290 (cost of an AC train ticket is Rs 210, and the fare of AC taxi adds up to Rs 900). I Y Mukadam, the catamaran contractor, was quoted in the report saying that since February 18, not a single service has been operated as not a single passenger was present for the trip. According to Mukadam, an amount of Rs 27,000 costs for operating one trip on a catamaran and at least 50 passengers are needed. My Boat Ride and Mumbai Water Taxi are the other two operators, which provide speedboat services on Belapur-DCT, Belapur-Elephanta as well as DCT-Elephanta routes. According to MMB CEO Saini, the Elephanta service on the weekends is receiving good response. According to a representative of Mumbai Water Taxi, they have managed to operate one service from DCT to Belapur, as well as two services from Belapur to DCT. The response is low and many people who inquire online or phone numbers, do not turn up after checking the fare. A representative of My Boat Ride said that from Belapur to Mumbai, they have not managed to operate a single speedboat service but they have been operating the Belapur-Elephanta service.
