Property purchases using companies have become increasingly popular in recent years. For most higher-rate taxpayers, acquiring rental properties through a company makes sense. It offers complete tax savings on mortgage interest, as well as lower tax rates and more flexibility.  Key considerations before purchasing property through a company Your income: If the property is bought by an individual, he ends up paying a higher tax on the property acquisition. However, if it’s through a company, taxes get reduced as they fall under Corporate Tax.  Whether you already own property: One should consider if it is advantageous to transfer property to your business. It’s true, the tax benefits of investing in property through a company are almost always better than owning property individually, but there are other compelling reasons to do so. Interest And Taxation on Mortgage: Individual property investors can no longer claim mortgage interest as an allowable expense; instead, they can claim a deduction under section 24, subject to a limit, whereas companies that hold property can continue to claim interest without restriction. Companies have a significantly lower tax rate than individuals who pay income tax: Obviously, one has to pay income tax when you access funds from your company, but it is very likely that its be better off doing so from a tax-efficiency viewpoint than paying high levels of income tax as in the case of an individual.  Creditors do not have access to your personal assets: Creditors can only access the company’s assets, so if the company’s financial situation deteriorates, the people behind the company, namely the directors and shareholders, will be safe from creditors, now this is particularly useful if someone is thinking to buy a property through a company  One can retain the company profits and reinvest them without paying more tax: When you own a property in your personal name, you must pay tax on any profit you make from that property, even if you intend to reinvest the profits in more property. With a company, all of your profits (after corporate tax, which, as previously stated, is lower than income tax) can be kept in the company and used to reinvest.  Conclusion  It’s always advantageous to adopt the company route for buying a property as it also opens doors when approaching lenders for loans as you build your property portfolio. Yogi Sarkar 2.0: Shrikant Sharma to Siddharth Nath Singh, heavyweights who failed to make the cut in new UP cabinet

[ad_1] Gorakhpur MLA Yogi Adityanath was sworn in as the chief minister of Uttar Pradesh for the second consecutive term yesterday amid much fanfare. Several prominent personalities including Prime Minister Narendra Modi, the BJP’s entire top leadership, chief ministers of NDA-ruled states graced the occasion marking the beginning of another five-year term of the saffron party. However, the day also brought gloom for some prominent faces who were either dropped from the cabinet or were expected to make it to the final list but could not. Over two dozen MLAs who were ministers in the previous government failed to bag a cabinet berth this time. Deputy chief minister in the previous Yogi regime, Dinesh Sharma, failed to retain his berth as he was replaced by his colleague Brajesh Pathak, another Brahmin face, who shifted to the BJP from BSP six years ago. Power minister in the previous BJP government, Shrikant Sharma, who won the polls from Mathura by a margin of over one lakh votes, was also dropped from the cabinet. Another casualty was Siddharth Nath Singh. He was the minister of Investment, MSME and Export in the previous BJP regime. The name of Satish Mahana, who headed the industry department in the previous BJP government and was elected from Maharajpur in Kanpur district, was also missing from the list. Ramapati Shastri, who held the charge of the social welfare minister and is a BJP MLA from Mankapur in Gonda district, too was left out. Mohsin Raza, who was the lone Muslim minister in the previous state government, was replaced by Danish Azad Ansari. Among the leaders who failed to get a ministerial berth this time were Jai Prakash Nishad, Ram Naresh Agnihotri, Ashutosh Tandon, Jai Pratap Singh, Neelkanth Tiwari, Ramapati Shastri and Mahendra Singh. While many ministers lost in the polls, one who made it to the cabinet despite losing the poll is Deputy Chief Minister Keshav Prasad Maurya. Former Ministers Mukut Bihari Verma and Swati Singh were not fielded by the BJP in the just-concluded Assembly polls. Swami Prasad Maurya, Dharam Singh Saini and Dara Singh Chauhan, who were ministers in the previous BJP government, had quit the BJP just ahead of the Assembly polls and contested from the Opposition Samajwadi Party. Rs 2,388-crore deal: Airtel to pick Voda’s 4.7% stake in Indus Towers

[ad_1] Bharti Airtel on Friday said that it will acquire a 4.7% stake in Indus Towers from Vodafone Group for about Rs 2,388 crore. The transaction will be executed at a price of Rs 187.88 per share. “…pursuant to the above referred agreement dated February 25, 2022, entered inter alia into between certain affiliates of Vodafone Group Plc (including Euro Pacific Securities), the company and Nettle, the transaction shall be executed at Rs 187.88 per share basis the agreed price formula in the agreement, aggregating to Rs 2,388 crore,” Airtel said in a regulatory filing. This will be upon fulfillment of all conditions precedents as agreed by the parties under the agreement, it added. Airtel said agreement pertained to acquisition of about 4.7% equity in Indus Towers by the company and/or Nettle Infrastructure Investments, a wholly-owned subsidiary, from Vodafone Group affiliate, Euro Pacific Securities. On February 25, Bharti Airtel had said it has signed an agreement to buy Vodafone’s 4.7% stake in Indus Towers on the condition that the proceeds will be used for investment in Vodafone Idea and clearing its dues towards the mobile tower company. Indus Towers, formerly Bharti Infratel, provides passive telecom infrastructure. It deploys, owns and manages telecom towers and communication structures for various mobile operators. The company’s portfolio of over 1,84,748 telecom towers makes it one of the largest tower infrastructure providers in the country with presence in all 22 telecom circles.
